At a time when the retail sector is undergoing fundamental change, the pressure on shopping centres to move with the times and innovate is greater than ever. ESG factors such as the reduction of CO2 emissions during operation, the increase in energy efficiency and the well-being of visitors and tenants play a central role in shopping centre sustainability. Our Ettlinger Tor shopping centre, which Deka Immobilien operates together with ECE Marketplaces, sets an example in sustainable real estate management.

Shopping centres through the ages

Shopping centres need to understand the needs and expectations of all stakeholders. "Future viability" therefore means the ability to adapt to changing requirements and trends. Ettlinger Tor in Karlsruhe, which opened in 2005, aligns perfectly with our holistic sustainability concept of responsible and future-oriented property management. We want to offer the more than 130 tenants a sustainable business environment.
As one of the largest inner-city shopping centres in southern Germany, the shopping gallery not only impresses with its attractive range, but also its energy efficiency and high-quality experience. The aim here is to make visitors' shopping and tenants' everyday work more pleasant and more climate-friendly.

 

We must constantly ask ourselves how we can better fulfil the needs of our customers. Together with our ECE Center Management, we are constantly searching for innovative solutions to further develop the shopping centre and make it fit for the future and therefore sustainable. Ettlinger Tor's combination of operational and innovative centre management is impressive. This is reflected both in the comprehensive sustainability concept and, in particular, in the digital optimisation of operations.

A long tradition of cooperation

A high degree of digitalisation can make a decisive contribution to greater sustainability, particularly in shopping centres with a large number of tenants and complex system technology with numerous meters. The use of digital information processing enables the efficient and targeted operation of the centre. This not only reduces energy consumption to a necessary minimum, but also increases visitor well-being. An important component of this is the integration of digital solutions, as offered by the Cologne-based PropTech company aedifion.

The collaboration with aedifion for the Ettlinger Tor shopping centre began in 2020 as part of the "Smart Buildings Challenge" carried out together with the technology group Bosch and the partners Microsoft, TÜV Süd, ECE and Deka Immobilien. The aim of this initiative with selected tech start-ups was to develop and implement smart technologies to make the operation of shopping centres more efficient and environmentally friendly. The "smart metering system" for automated reading, analysis, and optimisation of energy consumption was installed at Ettlinger Tor and successfully subjected to a practical test.

Increasing efficiency through digitalisation

After a successful test run, aedifion's cloud platform helped optimise the operation of the Ettlinger Tor shopping centre within a very short time. With the plug-and-play capability of the aedifion cloud platform, technical building operations are automated, analysed, and ultimately optimised.

The cloud software offers numerous digital tools for optimising and controlling building technology. Targeted evaluation of data from the energy and HVAC infrastructure, as well as air quality and temperature sensors, utilisation figures and weather forecasts, are used to continuously identify inefficiencies. The self-learning software provides customised optimisation recommendations and implements them automatically during operation. For example, heating is controlled in advance on the basis of weather forecasts and the outside temperature, preventing unnecessary heating energy consumption on warm days and ensuring a pleasant indoor climate at the same time.

 

Together with our ECE Center Management, we are constantly looking for innovative concepts to further develop Ettlinger Tor to ensure the shopping gallery is still the perfect place to bring people together 20 years after its opening. We are convinced that sustainability and profitability, as well as the shopping experience and environmental awareness, are not mutually exclusive.

At your service: Attractive diversity and modernisation

The ongoing optimisation of our portfolio properties is a core element of our success story. The wide range on offer at Ettlinger Tor is a key aspect of its appeal. A balanced, broad spectrum of shops and services fulfils trends and visitor requirements. Whether it's large international brands or regional retailers: A total of 130 shops, from chemists to clothing stores – as well as a wide range of restaurants, cafés and bars – attract an average of well over 20,000 visitors every day.

Ettlinger Tor is not only a commercial space, but also an important place for people to meet. The shopping centre helps to strengthen social cohesion in the region through various events and charitable initiatives.

The expansion of the Zara space into a 3,600 square metre modern flagship store is representative of the ongoing development of the Ettlinger Tor location. For this, the space on the ground floor and first floor of the centre will be combined with the neighbouring space and extensively modified both technically and structurally. This measure will be accompanied by a comprehensive restructuring of the tenant mix and a modernisation of the centre, which will be completed by 2026.

The combination of energy efficiency and a feel-good atmosphere is a key feature of this centre, for which modern LED technology is used. Controllable colour dynamics and dimmability, as well as the impressive energy balance of up to 50 per cent less energy consumption compared to conventional lighting, are further advantages of the small luminaires. In combination with the coordinated use of daylight, the light-emitting diodes make a significant contribution to reducing energy consumption and CO2 emissions.

Air quality also plays an important role, as it is an important aspect both for the shopping environment and for visitors. The roof of the centre is covered in greenery to create biotopes in the city. The green roof insulates in winter and serves as heat protection in summer, thus contributing to energy savings as a natural air conditioning system. At the same time, the plants contribute to climate protection by filtering CO2 and particulate matter from the air and providing a habitat for the centre's small inhabitants.
