After holding the property for 17 years, fund management of the globally investing retail fund Deka-Immobilien Global has seized the opportunity to sell the office building "Torre de los Parques" in Mexico City at attractive terms, as it no longer aligns with the fund's current strategy. This move facilitates a portfolio cleanup as part of the global diversification strategy, where the fund had planned to reduce its exposure in Mexico. The fund currently owns three additional properties in Mexico.
With this sale, Deka Immobilien once again demonstrates its ability to successfully close transactions and seize market opportunities worldwide, even in a challenging market environment.
In 2007, by acquiring the Class-A office building "Torre de los Parques" at Avenida Insurgentes 1196, Deka Immobilien made its first investment in Latin America, securing a high-quality and architecturally striking property in a prime Downtown location in Mexico City.
The office building was completed in 2002 and is located approximately six kilometers southwest of Mexico City's historic Downtown within the Insurgentes CBD submarket between two parks. The surrounding area is home to numerous international companies and government agencies. The property offers 6,316 square meters of leasable space, including 386 square meters of retail space on the ground floor. The freestanding and architecturally distinctive building stands 81 meters tall with a total of 18 floors and 208 on-site parking spaces. Its features include a pent-office on the 17th floor, a multifunctional hall, terraces, and a rooftop helipad.
