With the acquisition of a new logistics center in Ashbourne, Meath County/Dublin, Deka Immobilien announces its first logistics investment in Ireland. The two properties encompass a total rental area of 33,379 sqm. The purchase price remains confidential.
The newly constructed logistics center, completed at the beginning of the year, is located in the established Ashbourne Business Park in the northwest of Dublin. The property is optimally connected to the M2 motorway and the M50 motorway ring, allowing for quick access to Dublin’s city center, the airport, and the port. Due to the location’s logistical advantages, sustained demand for logistics space is expected.
The transaction includes two standalone buildings with modern warehouses, office spaces, staff rooms, and a centrally located delivery yard, and is carried out as part of a “sale and lease-back structure” for the Deka-ImmobilienGlobal fund.
The long-term tenant (20 years without a break option) will be Primeline Group, one of the largest independent Irish providers of logistics, distribution, and marketing services. The units meet the Nearly Zero Energy Building (NZEB) requirements, with around 30% of the total energy needs to be covered in the future by two photovoltaic systems. The location is of strategic importance to Primeline – Ashbourne, already home to several of their facilities, has become the company’s key site.
