Deka Immobilien has acquired two prime logistics properties from the British Real Estate Investment Trust SEGRO. The acquisition includes a distribution center in Freiberg am Neckar (built in 2018) and a cross-dock facility in Erlangen (2015), both leased to high-credit tenants. This strategic purchase enhances their portfolio by diversifying across locations, tenants, and types of use. The purchase price remains confidential.
The newly acquired properties in Freiberg am Neckar and Erlangen further diversify our fund portfolio. In these economically strong locations, a robust logistics infrastructure is crucial, yet the market offers limited space. Existing properties like these provide location advantages that are often irreplaceable in new developments.
Both locations are ideally situated. The Freiberg am Neckar property, located in the automotive-focused Stuttgart logistics region, is strategically important for supplying Stuttgart's industries. The Erlangen site, close to highways and urban areas, is ideal for last-mile logistics.
The Freiberg property, situated in the northern part of Stuttgart's logistics region, covers 11,320 sqm and is leased to Craiss Generation Logistik GmbH, an automotive supplier. Components for the Porsche Taycan assembly are delivered "just-in-sequence" daily to the Zuffenhausen plant from this location.
The cross-dock facility in Erlangen, a mechanized delivery base (MechZB) built to Deutsche Post DHL's specifications, offers 4,750 sqm of space. Erlangen is part of the Nuremberg logistics region, characterized by strong export-oriented industries, particularly in automotive, mechanical engineering, and LuK technologies. The site also belongs to Southern Germany's largest trimodal freight transport center.
