Premium hotel Ruby Molly acquired in Dublin

Transaction | 2025-02-26

With the acquisition of the Ruby Molly Hotel in Dublin, Deka Immobilien has secured a prime hotel asset in a central location for its open-ended real estate fund Deka-ImmobilienEuropa. Developed by the seller Creekvale Limited – a company owned by ESR Europe – and completed in April 2024, the property offers 272 rooms as well as restaurant and retail space, providing state-of-the-art accommodation in a prime location. The purchase price amounts to approximately €86 million.

The Ruby Molly is located at the intersection of Arran Street East and Mary Street Little, close to Dublin’s historic city center and within walking distance of key business and government buildings. Thanks to excellent public transport links and easy access to the airport, it is a sought-after destination for both business and leisure travelers. Dublin’s hotel market has shown an exceptional post-pandemic recovery, ranking among the best-performing in Europe today.

The hotel meets the highest ESG standards with BREEAM “Very Good” and BER A3 certifications and fulfills the criteria of a Nearly Zero Energy Building (NZEB). Sustainable drainage systems (SuDS), green roofing, and the option to install photovoltaic panels underline its future-oriented and environmentally friendly design.

The property is operated by Ruby Hospitality Ireland Ltd., a subsidiary of Munich-based Ruby GmbH. Ruby’s "Lean Luxury" concept combines stylish design, prime locations, and an efficient operational model. With the launch of Ruby Molly, the brand enters the Irish market for the first time.

This acquisition aligns perfectly with Deka-ImmobilienEuropa’s strategy to enhance geographical diversification and strengthen our focus on the hotel sector. Ruby is already a trusted partner and reliable tenant, managing Deka-owned hotels in London (Ruby Zoe), Düsseldorf (Ruby Leni), and Munich (Ruby Rosi).
